Elegment Land provides GPS coordinates for all land parcels and county plot maps, soil reports, topography reports, and surveys to buyers. Yes! You don’t need a green card to buy land here; you may buy land in the USA regardless of citizenship status. If you plan to build a property to rent or use as a vacation home, speak to our team of experts.

We provide the current or prior year property tax amount on all our land-for-sale listings. Some of our properties are eligible for agricultural or timber tax exemptions. These properties are highly desirable due to the substantial discounts on their annual property taxes. Buyers must maintain the agricultural or timber exemption requirements to keep the property tax discounts.

No. We guarantee that all of our properties are sold free & clear of liens and encumbrances and that the taxes are current.

We want to provide great value to our customers. So we purchase properties at very large volumes at discounted rates so we can sell to you at wholesale prices.

Usually, the land we list has electric services. Some city lots even have local water and sewer service. It’s more common for rural properties not to have utilities, making them perfect for a solar or wind-powered eco-home.

If mineral, water, or timber rights were specifically stated in the vesting deed, we would disclose this information in the property listing on our website. We do not conduct a Mineral Rights title search for each property we buy. If this is important to you, you’re welcome to pay for the Mineral Rights search to determine if they’re included with the property. We do not withhold mineral rights when we sell.

If your land is outside of city limits, most likely, yes. On our detailed listings, we provide information regarding whether the land is within or outside of city limits. Please check with the county regarding permitted property use.

For owner-financed sales, we charge a higher price overall. This allows you to skip applying for bank funding and build equity in your property with easy monthly payments. And you can prepay at any time without penalty.

We purchase real property for the sole purpose of reselling it. Everything we know about each parcel is stated in the listing. Can’t see what you’re looking for in the listing description? Give us a call, and we’ll do our best to help.

Some attorneys or agents might lead you to believe that buying any property is risky and complicated. This just isn’t true. While you are more than welcome to consult a professional when you feel it is necessary, we have simplified the process to make buying land as simple as possible.

Some real estate agent’s fees range from 2% to 10% of the purchase price. We eliminate the middleman, saving you even more.

You are certainly welcome to! We are happy to provide driving directions and GPS coordinates so you can visit the land in person. Feel free to give us a call to make sure the property is still available.

All purchases are first come, first served, either with a security deposit or full payment. Once payment is received, we will mark the property “SOLD” Your purchase on our site secures the property. Deposits will be utilized to initiate legal documentation and closing.

You can initiate a purchase directly on our site. All purchases can be made by credit or debit card. We also accept other payment methods. Just ask us.

A deposit may be made to secure the property and initiate the close process. The balance can be paid by cashier’s check or wire transfer. We will transfer the deed to the property to the buyer and record it with the county at no additional cost. If you wish to close the purchase through a title company and receive insurance on the property, please let us know at the time of purchase. Email us to indicate your intention. If using a title company, title company costs will be paid by the buyer.

Payment Plans are available on most of the properties. Minimum down payment and term lengths vary by property. In most cases, payment plans are by a promissory note and land contract, whereby the deed is transferred when the balance is paid in full. Balances can be paid at any time without early payment penalties. We always recommend (and may require) that no permanent improvements be made to the property until the balance has been paid off.

We have done our best to ensure clear titles to all properties we acquire. We provide Warranty Deeds to our buyers (Grant deeds in California). Our affordable pricing does not include title insurance. For many lower-value properties, an escrow close through a title company or attorney is cost inefficient. However, if you require this, we are happy to work with you on this arrangement, and you pay for such costs.

We have many repeat customers! For our repeat customers, you will receive $200 off on your next purchase. If you refer your friends and families and buy from us, you will receive a $100 Amazon Gift Card, and for the buyer $100 off the land sale price!

Some of our wooded lots will need land clearing to get them ready to build. A typical small RV pad (100 feet x 50 feet) land clearing cost could be as low as a few hundred dollars. A traditional quarter-acre home site (about 10K square feet) would cost between $1000-$5000, depending on the density of the woods.

Many of the lots we sell have electric service by local energy companies. The connection cost varies with the distance from the nearest electric pole. If the electric pole already exists on the property, electric companies might charge a small amount to install an electric box. If the electric pole is a few hundred feet away, electric companies might charge a few hundred dollars to a couple of thousand dollars to run an extension line/pole to your property.

Properties far away from existing electric poles are great candidates for solar/wind alternative energy solutions.

If the property has local sewer service, the tap-in cost is usually minimal (around $50) to set up your account with sewer service.

If a sewer line is far away, a traditional septic system costs between $3,000 to $8,000.

If local water service is available, usually, it’d be a nominal cost (around $50) to tap into the existing water service. Where lots are a few hundred feet from the water main – water companies typically charge between $500–$2000 for line extension.

For properties far from existing water lines, wells are a good and highly sustainable option. Depending on the depth of the underground water table, a 100-feet to 200-feet well usually costs between $5,000 – $8,000. A 300-feet to 500-feet well would cost between $10,000 – $15,000. You can call a local contractor or well driller for an estimated quote.
