How does owner financing work on Tennessee land?
You buy directly from us and we carry the loan. Pick a lot and reserve it for $900, which counts toward your price. Pay the rest of the down payment and sign, and we record a deed in your name. We hold a deed of trust until the land is paid off. You pay us monthly, you can build and live on the land while you pay, and you can pay it off at any time with no penalty.

Where we have land in Tennessee
Our Tennessee land is in three parts of the state.
- West Tennessee (Chester County). Wooded acreage and timberland near Jackson and Henderson, some with electric and perc testing.
- East Tennessee (Hamblen County). Rural acreage near Morristown with road frontage and utilities.
- Southeast Tennessee (Grundy County). Wooded land on the Cumberland Plateau, about an hour from Chattanooga and close to Savage Gulf.
What does owner financed land cost in Tennessee?
Our Tennessee land is mostly acreage, so prices usually run from about $60,000 to $160,000, with payment plans of 15 to 30 years. Say you buy a $159,900 wooded tract with $4,900 down. You finance $155,000 at 10% over 30 years and pay $1,390.24 a month, which includes principal, interest and processing. Down payments vary by lot, and each lot page shows the exact terms.
What to check before buying land in Tennessee
Here is what we walk through with every Tennessee buyer.
- Zoning and restrictions. Rules depend on the county and the lot. Some tracts have no deed restrictions, and others follow county zoning. Each lot page lists both.
- Septic. A septic system needs a soil evaluation and a permit from the state environment department (TDEC) or the local health department. Some of our lots are already perc tested.
- Water and power. Whether water and electric are at the road, or the land needs a well.
- Road frontage. How the tract meets a public road, or whether access is by easement.
- Greenbelt. Tennessee’s greenbelt program can lower property taxes on qualifying farm, forest or open-space land. Ask the county assessor.
- Property taxes. You pay them each year as the owner. Each lot page shows the most recent annual amount.

Tennessee owner financing questions buyers ask us
Do you offer owner financing on Tennessee land?
Yes, on many of our Tennessee tracts. Each lot page shows whether owner financing is offered, plus the down payment, monthly payment and number of months.
How much do I need down?
It varies by lot. Some of our Tennessee tracts need about $5,000 down, and others need more. Your $900 reservation fee counts toward it.
Do you check credit?
No. We do not check credit on any lot we finance ourselves. If a lot page shows a monthly payment plan, it qualifies.
Is your Tennessee land unrestricted?
Some of it is. Rules depend on the county and the lot. Some tracts have no deed restrictions, and others follow county zoning. Each lot page lists the zoning and any restrictions.
Who pays the property taxes while I am paying?
You do. The deed is recorded in your name at closing, so you are the owner and the tax bill comes to you. Each lot page shows the most recent annual tax amount.
What happens when I pay it off?
We record a release of lien with the county, and the land is yours free and clear. You can pay it off at any time with no prepayment penalty.
