How cheap is our land?
Here is what our lowest-priced land usually costs.
| Cash price | Typical land | Typical down payment | Typical monthly payment |
|---|---|---|---|
| Under $6,000 | Small lake-community lots | About $3,000 | Under $100 for 5 years |
| $6,000 to $10,000 | Lake lots in Texas and lots or small acreage in Colorado | About $2,000 to $4,000 | About $135 to $195 for 5 years |
Say you buy a $5,900 lake lot with $2,900 down. You finance $3,000 at 10% over 60 months and pay $93.74 a month. On a $9,900 lot with $2,900 down, you pay $178.73 a month for 60 months. Both payments include principal, interest and processing.
Where our cheapest land is
Our land under $10,000 is in three areas.
- East Texas lakes. Small lots in lake communities near Lake Livingston, Mineola and the Big Thicket, many with electric and water available.
- Texas Panhandle and Oklahoma lakes. Lots near Lake Meredith and Greenbelt Lake in Texas, and at Lake Tenkiller in Oklahoma.
- Colorado’s San Luis Valley. Lots and small acreage near Alamosa, Blanca, Fort Garland and La Jara, with mountain views.
Why is our land priced this low?
We buy land in larger pieces, divide it into smaller lots and sell it ourselves, so there is no agent commission or bank in the price. Our cheapest lots are small, often under half an acre, or they are in rural areas where you will need to add utilities. The lot page tells you which.
What to check before buying cheap land
A low price is only a good deal if the land works for you. Here is what we walk through with every buyer.
- Utilities. Whether water, power and sewer are at the road, and what the provider charges to connect. Rural lots may need a well, septic and solar.
- Rules. What you can build or park, including RVs and mobile homes. Each lot page lists the rules.
- Dues and fees. Some lake communities have owner association dues or a one-time transfer fee.
- Access. How the lot meets the road, and who maintains the road.
- Flood zone. Check the FEMA flood map, and ask us what we know about the lot.
- Property taxes. You pay them each year as the owner. On our smallest lots they are often low, and each lot page shows the most recent annual amount.

Cheap land questions buyers ask us
What is the cheapest land you sell?
Our lowest-priced lots usually start around $6,000 to $10,000. They are mostly small lake-community lots in Texas and Oklahoma and lots in Colorado. Each lot page shows the price and terms.
Can I buy cheap land with no credit check?
Yes. We do not check credit on any lot we finance ourselves, and our land under $10,000 usually comes with owner financing.
How much do I need down?
On most of our land under $10,000, about $2,000 to $4,000. Your $900 reservation fee counts toward it.
Can I put an RV or mobile home on cheap land?
On many of our lots, yes. It depends on the rules for that lot or community, and each lot page lists its RV and home rules.
Does cheap land come with utilities?
Some of it does. Many of our lake-community lots have electric and water available at the road. Rural lots, such as most of our Colorado land, often need a well, septic and solar. Each lot page lists the utilities.
Are there closing fees?
No. We do not charge closing fees when you buy from us. You can also close through a title company at your own cost.
