Owner Financed Land for Sale in Colorado

Elegment Land sells and finances its own land in Colorado’s San Luis Valley, from lots by the Alamosa River to mountain-view acreage near Alamosa and Blanca. Most of our Colorado land comes with owner financing: a set down payment, often under $3,000, monthly payments to us, no credit check, and the deed in your name at closing.

Deed in your name at closing · No credit check on lots we finance · No prepayment penalty

How does owner financing work on Colorado land?

You buy directly from us and we carry the loan. Pick a lot and reserve it for $900, which counts toward your price. Pay the rest of the down payment and sign, and we record a deed in your name. We hold a deed of trust until the land is paid off. You pay us monthly, you can build and live on the land while you pay, and you can pay it off at any time with no penalty.

What does owner financed land cost in Colorado?

Our Colorado land is some of the most affordable we sell, and most lots need about $3,000 down. Here is what it usually costs.

Under $10,000 Lots and tracts up to about 5 acres About $3,000 5 years About $135 to $180
$10,000 to $25,000 Lots and tracts up to about 10 acres About $3,000 5 years About $220 to $480

What to check before buying land in Colorado

High-valley land comes with a few things to plan for.

  • Water. Most lots have no water line. Buyers drill a well, which needs a permit from the Colorado Division of Water Resources, or haul water to a cistern.
  • Septic. A septic system needs a county permit.
  • Home rules. Some areas set a minimum home size, and manufactured homes must meet county snow and wind loads.
  • RV and camping rules. Counties limit how long you can camp or stay in an RV without a permit. Each lot page lists its RV rules.
  • Elevation and winter. The valley sits around 7,500 feet. Winters are cold, and some roads are not plowed.
  • Dues and taxes. Some communities, such as Forbes Park, have association dues. You pay property taxes as the owner, and each lot page shows the most recent amount.

Colorado owner financing questions buyers ask us

Do you offer owner financing on Colorado land?

Yes. Most of our Colorado lots offer owner financing. Each lot page shows the down payment, monthly payment and number of months.

How much do I need down?

On most of our Colorado land, a set amount of about $3,000. Your $900 reservation fee counts toward it.

Do you check credit?

No. We do not check credit on any lot we finance ourselves. If a lot page shows a monthly payment plan, it qualifies.

Can I put a mobile home or RV on the land?

On many of our Colorado lots, yes. Manufactured homes must meet county snow and wind loads, and counties limit RV stays without a permit. Each lot page lists its rules.

Is there water on the land?

Usually not. Most buyers drill a well, which needs a state permit, or haul water to a cistern. Each lot page lists the utilities.

What happens when I pay it off?

We record a release of lien with the county, and the land is yours free and clear. You can pay it off at any time with no prepayment penalty.
