What does it cost to set up a mobile home on land?

Plan for more than the land and the home. Budget for delivery and setup, anchoring and skirting, utility connections, a septic system if there is no sewer, and county permits. Your listing tells you which pieces are already done, which can save thousands.

For example, Mexia Phase 2 lots have a water meter on site that costs $750 to activate. On a Lake Livingston Village lot, water and sewer taps run about $4,800 combined. A traditional septic system typically costs $3,000 to $8,000.

How does owner financing work on mobile home land?

You make a down payment, then monthly payments directly to Elegment Land. No bank loan is involved. Down payments typically run 10% to 30% of the price, and interest typically runs 10% to 12%. Each listing shows its exact down payment, monthly payment and term.

The deed is recorded in your name at closing, and you can place your home and live on the land while you pay. There is no prepayment penalty, and we record a release of lien with the county at payoff. Our financing covers the land; the home is financed separately. You can hold a lot with a $900 reservation fee, which counts toward your price or down payment. See our owner financing page for details.

Mobile home land questions buyers ask us

What is a HUD-code home, and do I need one?

A HUD-code home is a manufactured home built to the federal construction and safety standards that took effect on June 15, 1976. Each section carries a certification label, often called a HUD tag. Many of our lots require a HUD-code home, and our Colorado lots do not allow homes built before 1976.

Are there age or size limits on the home?

Some lots have them. Trinity Cove requires homes less than 10 years old and at least 900 square feet. Meadowsville asks for homes no more than 5 years old. Deer Valley Meadows and Costilla County require at least 600 square feet. Each listing states its limits.

What setbacks apply?

Setbacks come from the county or city, the subdivision restrictions and septic spacing rules, so they vary by lot. On our Meadowsville lots, a new survey shows the spacing for the well, septic tank and drip field. Ask us for the plat and restrictions, and confirm setbacks with the county before you order a home.

Do the lots have utilities?

Many do. Lake Livingston Village has power, water and sewer at the road. Our Alabama lots front county water, electric, gas and cable. Mexia Phase 2 lots have a water meter on site. Most Colorado lots in the San Luis Valley need a well and septic. Each listing names the providers and any known hookup costs.

Do I need a septic system?

If the lot has no sewer line, yes. In Texas, septic systems are permitted through the TCEQ or its local authorized agent. Several of our lots are already perc-tested or soil-tested, including our Alabama lots, Mexia Phase 2 and Timber Ridge Ranchettes. A traditional system typically costs $3,000 to $8,000.

Is a manufactured home real property in Texas?

Not automatically. In Texas, a manufactured home is personal property until the owner elects real property status with the Texas Department of Housing and Community Affairs (TDHCA). You must own the land or hold a qualifying long-term lease, and the home must be attached to the land. The election is then recorded with the county clerk.

Can I live on the land while I am still paying?

Yes. With our owner financing, the deed is recorded in your name at closing, and you can place your home and live on the land during the financing period. There is no prepayment penalty, and we record a release of lien with the county when the balance is paid.
