Land for Sale with Utilities

Elegment Land sells its own land, including lots and homesites with water and electric already at the road. Many also have sewer service or a septic system in place or available. That means less site work before you move in, build or park your RV. Most of these lots offer owner financing with no credit check.

What kinds of land with utilities do we sell?

Our land with utilities falls into three groups.

  • Lake-community lots. Small lots in Texas and Oklahoma lake communities, many with water, power and sewer at the road. Good for an RV, a cabin or a small home.
  • RV and mobile home lots. Lots near Lake Livingston and in East Texas where RVs or mobile homes are allowed, some with sewer service.
  • Homesites. Homesites of about 2 to 5 acres near Florence, Alabama, Hallettsville and Mexia, Texas and Morristown, Tennessee, with water and electric at the road and, in some areas, natural gas.

What does land with utilities cost?

Utilities add value, so prices depend on the size of the lot and which services are in place. Here is what our land with water and electric usually costs.

Type of land Typical size Typical cash price Typical monthly payment
Lake-community lots Under half an acre Under $15,000 About $95 to $290 for 5 years
RV and mobile home lots Under an acre $20,000 to $50,000 About $350 to $830
Homesites About 2 to 5 acres $55,000 to $70,000 About $400 to $900, depending on the down payment

Say you buy a $5,900 lake lot with water, power and sewer at the road. With $2,900 down you pay $93.74 a month for 60 months. On a $54,900 Alabama homesite with water, electric and gas at the road, you put $6,900 down and pay $790.22 a month for 90 months. Both payments include principal, interest and processing.

What does “utilities available” mean?

It means the service is at the road or the lot line, ready for you to connect. You open an account with each provider and pay their tap, meter and deposit fees. Running lines from the road to your home site is part of your build. When we know the provider and its fees, the lot page lists them.

What to check before you buy

Utilities vary from lot to lot, so here is what we walk through with every buyer.

  • Water. City or community water versus a private well, and the tap and meter fees.
  • Power. The electric provider, and whether you need a pole, a transformer or a line extension.
  • Sewer or septic. Whether there is a sewer line, or whether you need a septic system, which requires a county permit.
  • Internet. Some of our lake lots have fiber or cable at the road. Rural lots may rely on satellite.
  • Rules. What you can build or park. Each lot page lists the RV and home rules.

Land with utilities questions buyers ask us

Do your lots come with water and electric?

Many do. The lots on this page list both water and electric as available at the road. Each lot page shows which utilities are at the lot and who provides them.

Is the cost of connecting included in the price?

No. The price includes the land. You pay the provider tap, meter and deposit fees, plus running lines to your home site. When we know those fees, the lot page lists them.

Do the lots have sewer or septic?

Some lots have sewer service at the road. Others need a septic system, which requires a county permit. Each lot page lists sewer or septic under utilities.

Can I put an RV on land with utilities?

On many of our lots, yes. It depends on the rules for that lot or community, and each lot page lists its RV rules.

Can I buy land with utilities with owner financing?

Yes. Most of our land with utilities offers owner financing with no credit check. The deed is recorded in your name at closing.

Is land with utilities more expensive?

Usually, because the services are already in place. That can still cost less than adding a well, septic and power to raw land. Our lake-community lots with utilities often start under $15,000.
