Buying land in Colorado from the owner

Elegment Land owns the Colorado land it sells, so you buy directly from us, with no agent or bank in between. Our Colorado land is in the San Luis Valley in southern Colorado: lots near Alamosa with Blanca Peak views, mountain-view acreage in Costilla County, and small lots by the Alamosa River near La Jara. Most of it comes with owner financing and a set down payment, and the deed is recorded in your name at closing.

What kind of land do we sell in Colorado?

Here is what you will find across our Colorado land.

  • Small lots. Lots under half an acre near La Jara, at the base of the San Juan Mountains.
  • Lots of 1 to 5 acres. Lots in Deer Valley Meadows near Alamosa with Blanca Peak views and no HOA.
  • Mountain-view acreage. Tracts of 5 to 40 acres in Costilla County, plus lots in Forbes Park.
  • RV and mobile home land. Many lots allow RVs and manufactured homes, within county rules.

How to buy Colorado land from us

Buying from us takes four steps.

  1. Pick a lot. Each lot page lists the size, access, utilities, rules and the most recent annual taxes.
  2. Reserve it for $900. The reservation fee counts toward your price.
  3. Choose cash or owner financing, and sign.
  4. We record the deed in your name at closing, with no closing fees.

What to know before buying land in the San Luis Valley

High-valley land comes with a few things to plan for.

  • Water. Most lots have no water line. Buyers drill a well, which needs a permit from the Colorado Division of Water Resources, or haul water to a cistern.
  • Septic. A septic system needs a county permit.
  • Home rules. Some areas set a minimum home size, and manufactured homes must meet county snow and wind loads.
  • RV and camping rules. Counties limit how long you can stay in an RV without a permit. Each lot page lists its rules.
  • Elevation and winter. The valley sits around 7,500 feet. Winters are cold, and some roads are not plowed.
