Buying land in Texas from the owner

Elegment Land owns the Texas land it sells, so you buy directly from us, with no agent or bank in between. Our Texas land runs from small lake-community lots under $15,000 to wooded homesites near Lake Somerville and acreage in Central Texas and the Hill Country. Most lots offer owner financing, and the deed is recorded in your name at closing.

What kind of land do we sell in Texas?

Here is what you will find across our Texas land.

  • Lake lots. Small lots in East Texas and Panhandle lake communities, many with electric and water available.
  • RV lots. Lots where RVs are allowed, from wooded lots near the lakes to turn-key lots with hookups.
  • Mobile home land. Lots and acreage where manufactured homes are allowed.
  • Homesites. Wooded homesites near Lake Somerville with engineered road access and power.
  • Acreage and ranch land. Tracts of 2 acres and up in Central Texas, the Hill Country and South Central Texas.

How much does land cost in Texas?

Land prices in Texas depend on location, size and utilities. Here is what our Texas land usually costs.

Type of land Typical size Typical cash price Owner financing

RV and mobile home lots Up to about an acre $15,000 to $50,000 Usually

Buying from us takes four steps.

  1. Pick a lot. Each lot page lists the size, access, utilities, rules and the most recent annual taxes.

  3. Choose cash or owner financing, and sign.
  4. We record the deed in your name at closing, with no closing fees.

What to know about rules and taxes on Texas land

A few things work differently in Texas.

  • Zoning. Outside city limits, Texas counties generally do not zone land. What you can build or park is set mostly by deed restrictions and community rules, and each lot page lists them.
  • Septic. A septic system needs a permit from the county or its authorized agent.
  • Agricultural appraisal. Land used for qualifying farming, ranching or wildlife management can be appraised at a lower value for property taxes. Most small lots do not qualify, so ask the county appraisal district.
  • Flood zones. Check the FEMA flood map, and ask us what we know about any lot.
  • Property taxes. Texas has no state income tax, and property taxes are set by local taxing units. Each lot page shows the most recent annual amount.
