How to Make a Purchase
Step 1: Choose Your Land
Search our land listing, and find your dream property.
Step 2: Choose Your Payment Method
Choose if you want to take cash discounts or use our owner financing as payment method. Make a deposit payment directly on our website.
Step 3: Review and Sign Paperwork
Once we receive deposit from you, we will mark the land “Under Contract”. Documents will be sent via SignNow for electronic signature. Alternatively, we also offer Notary Public signing and postal mail for the documents. Depending on the state, typically there are two main documents – Land Purchase Agreement (the main document), and Promissory Note (if you use our Payment Plan).
Step 4: Make Your Payments
We offer different options, let us know what works for you. With payment plan, you will receive a monthly invoice from Geek Pay. You can choose to pay online, or send us a check. Pro-rated property tax will be added to monthly payments.
Step 5: Enjoy Your Land

About the Purchase Process
How do I find the land corners and boundaries?
Elegment Land provides GPS coordinates for all land parcels, as well as county plat maps, soil reports, topography reports and surveys to buyers. In this video, we demonstrate how to use Google Maps and GPS coordinates to locate land corners and boundaries on a smartphone. We also show how to navigate to a property using turn-by-turn directions. Additionally, we show you how to view local attractions and amenities on an interactive map.

How much are property taxes?
On all of our land for sale listings, we provide the current or prior year property tax amount. Some of our properties are eligible for agricultural or timber tax exemptions. These properties are highly desirable due to the substantial discounts on their annual property taxes. Buyers will need to maintain the agricultural or timber exemption requirements if they wish to keep the property tax discounts.
Are there back taxes or liens associated with the property?
No. We guarantee that all of our properties are sold free & clear of liens and encumbrances and that the taxes are current.
Why is the property so cheap?
We purchase properties at very large volume at discounted rates so we can sell to you at wholesale prices.
Does the property have utilities?
Usually the land we listed have electric service. Some city lots even have local water and sewer service. We also have some rural properties do not have utilities. They’re perfect for a solar or wind-powered “green getaway.”
Are mineral interests included?
If mineral, water, or timber rights were specifically stated in the vesting deed, we will disclose this information in the property listing on our website. We do not conduct a Mineral Rights title search with each property that we buy (it would be too expensive). If this is something that is important to you, you’re welcome to pay for the Mineral Rights search to find out for sure if they’re included with the property. We do not withhold mineral rights when we sell.
Can I raise crops or animals on the property?
Most likely, yes. Please check with the county regarding permitted property use.
Why is the cash price less than the terms price?
For owner financed sales, since we’re getting paid for the property over a number of years, we do charge a higher price overall. This allows you to skip applying for funding from banks, and build equity in your property with easy monthly payments. And you can prepay at any time without penalty.
What can you tell me about the property?
We purchase real property for the sole purpose of re-selling it. Everything we know about each parcel is stated in the listing.
Do I need an attorney or agent to buy?
Some attorneys or agents might lead you to believe that buying any property is risky and complicated. The fact is that it just isn’t true. While you are more than welcome to consult a professional when you feel it is necessary, we have simplified the process to make buying land as simple as possible.
Why should I buy from you instead of a real estate agent?
Some Real estate agent’s fees can range from 2% to 10% of the purchase price. We eliminate the middleman, saving you even more.
Can I visit the property before purchasing?
You are certainly welcome to! We are happy to provide driving directions and GPS coordinates so that you can visit the land physically in person. Feel free to give us a call (970) 420-2440 to make sure the property is still available.
Can You hold the property for me until I am ready to buy?
All purchases are first come first served, either with a security deposit, or with a full payment. Once payment is received, we will mark the property “under contract”. Your purchase on our site secures the property. Deposits will be utilized to initiate legal documentation and closing.
I am ready to purchase, what’s next?
Purchase can be initiated directly on our site. All purchases can be made by credit or debit card. We also accept other payment methods, just ask us. A deposit may be made to secure the property and initiate the close process. The balance can be paid by cashier’s check or wire transfer. We will transfer the deed the property to the buyer and record with the county at no additional cost. If you wish to close the purchase through a title company and receive insurance on the property, please let us know at the time of purchase. Email us at to indicate your intention. If using a title company, title company costs will be paid by the buyer.
Do you offer payment plans?
Payment Plans are available on most of the properties. Minimum down payment and term lengths vary by property. In most cases, payment plans are by promissory note and land contract, whereby the deed is transferred when the balance is paid in full. Balances can be paid at any time without early payment penalties. We always recommend (and may require) that no permanent improvements be made to the property until the balance has been paid off.
Is Title Insurance available?
We have done our best to ensure clear title to all property we acquire. We provide Warranty Deed to our buyers (Grant Deed in California). Our affordable pricing does not include title insurance. For many lower value properties, an escrow close through title company or attorney is cost inefficient. However, if this is something you desire, we are happy to work with you on this arrangement, and you pay for such costs.

What Now, After My Purchase?
What is the typical land clearing cost?
Some of our wooded lots will need land clearing to get it ready to build. It depends on your use. A typical small RV pad (100 feet x 50 feet) land clearing cost could be as low as a few hundred dollars. A traditional quarter-acre home site (about 10K square feet) would cost between $1000 – $5000, depending on the density of the woods.
What is the typical cost to connect electricity?
A large number of the lots we sell have electric service by local energy companies. The connection cost varies with distance from the nearest electric pole. If electric pole is already exist on the property, electric company might just charge a small amount to install an electric box. If electric pole is a few hundred feet away, electric company might charge a few hundred dollars to a couple thousand dollars to run an extension line/pole to your property.
For some properties that are far away from existing electric poles, they are great candidates for solar/wind alternative energy solutions.
What is the typical cost to have water service?
If local water service is available, usually it’d be a nominal cost (around $50) to tap-in the existing water service. Some lots are a few hundred feet from water main – water companies typically charge between $500 – $2000 for line extension.
Some properties that are far away from existing water lines, wells are a good options. Depending on the depth of the underground water table, a 100-feet to 200-feet well usually costs between $5000 – $8000. A 300-feet to 500-feet well would cost between $10,000 – $15,000. You can call a local contractor or well-driller for an estimated quote.
What about sewer service?
If the property has local sewer service, the tap-in cost is usually minimal (around $50) to set up your account with sewer service.
If sewer line is far away, a traditional septic system costs between $3,000 to $8,000.
