Buying land in California from the owner
Elegment Land owns the California land it sells, so you buy directly from us, with no agent or bank in between. Most of our California land is high-desert land in the Antelope Valley near Lancaster, with views of the San Gabriel Mountains. We also sell rural land in Northern California from time to time. Each lot page shows the price and whether owner financing is offered.
How to buy California land from us
Buying from us takes four steps.
- Pick a lot. Each lot page lists the size, access, utilities, rules and the most recent annual taxes.
- Reserve it for $900. The reservation fee counts toward your price.
- Choose cash or owner financing where it is offered, and sign.
- We record the deed in your name at closing, with no closing fees.
What to know before buying desert land in California
High-desert land takes some planning.
- Zoning and permits. Unincorporated land follows county zoning, and a home or mobile home needs county building permits. Each lot page lists the zoning.
- Water. Many desert lots have no water line. Buyers drill a well, haul water to a tank, or connect where a water company serves the area.
- Septic. A septic system needs a permit from the county environmental health office.
- Power and roads. Check how far power is from the lot, and whether the road is paved or dirt.
- Property taxes. You pay them as the owner. Each lot page shows the most recent annual amount.
