Where is our mountain land?
Our mountain land is in two areas.
- Colorado’s San Luis Valley. Lots and acreage near Alamosa, Blanca and Fort Garland, with views of Blanca Peak.
- Washington. Large off-grid tracts in Okanogan County near Tonasket.
What does mountain land cost?
Colorado lots and small acreage often start under $10,000, and our large Washington tracts cost more. Say you buy a $7,900 lot near Alamosa with $2,900 down. You pay $136.24 a month for 60 months, which includes principal, interest and processing. Each lot page shows its exact terms.
What to check before buying mountain land
High-country land takes some planning.
- Water. Most lots have no water line. Plan for a permitted well or a cistern.
- Power. Some lots have electric nearby, and others are off-grid.
- Winter and roads. Expect cold winters and snow, and check whether the road is plowed.
- Home rules. Some areas set a minimum home size or snow-load rules, and limit RV stays.
- Property taxes. Each lot page shows the most recent annual amount.

Mountain Land questions buyers ask us
Is there water on mountain land?
Usually not. Most buyers drill a permitted well or haul water to a cistern. Each lot page lists the utilities.
Can I camp or park an RV on mountain land?
Counties limit how long you can stay in an RV without a permit. Each lot page lists its RV rules.
Can I build a cabin?
Yes, with the county building and septic permits. Some areas set a minimum home size.
How cold are the winters?
The San Luis Valley sits around 7,500 feet, and winters are cold with snow. Plan for winter road access.
Can I buy with owner financing?
On most of our lots, yes. We finance our own land with no credit check, and the deed is recorded in your name at closing. Each lot page shows the down payment, monthly payment and number of months.
