Where is our wooded land?
Most of our wooded land is in the Piney Woods of East Texas.
- East Texas. Wooded lots near Lake Livingston, in the Big Thicket near Ivanhoe and Woodville, and timberland near Jacksonville and Newton.
- Oklahoma. Lots near Lake Tenkiller.
- Tennessee. Wooded acreage with oak and pine near Henderson.
What does wooded land cost?
Many of our wooded lots are under half an acre and cost under $15,000. Wooded acreage of 5 to 10 acres runs about $60,000 to $100,000. Say you buy a $9,900 wooded lot with $2,900 down. You pay $178.73 a month for 60 months, which includes principal, interest and processing. Each lot page shows its exact terms.
What to check before buying wooded land
Trees add privacy and shade, and a little planning.
- Clearing. You may need to clear a pad for a home or RV and a driveway. Get a quote before you buy.
- Septic. Wooded soil can still need a perc test and a county septic permit.
- Utilities. Whether power and water are at the road.
- Rules. What you can build or park. Each lot page lists the rules.
- Wildfire and storms. Keep a clear space around buildings, and check your insurance options.

Can I clear trees on wooded land?
On most of our lots, yes, for a home site, an RV pad or a driveway. Check the lot rules and any county rules first.
Can I put an RV or mobile home on wooded land?
On many of our wooded lots, yes. Each lot page lists its RV and home rules.
Does wooded land have utilities?
Many of our wooded lots have electric and water at the road. Larger tracts may need a well and septic. Each lot page lists the utilities.
Is wooded land good for hunting?
Some of our larger wooded tracts can be. Hunting rules and seasons are set by the state wildlife agency.
Can I buy with owner financing?
On most of our lots, yes. We finance our own land with no credit check, and the deed is recorded in your name at closing. Each lot page shows the down payment, monthly payment and number of months.
