Where our Washington land is
Our Washington land is in Okanogan County in north-central Washington, near Tonasket and the Canadian border. It is ranch and hunting country, known for mule deer, with open ridgelines, timber and big views. Most tracts are off-grid and private, and some border Bureau of Land Management land.
What does owner financed land cost in Washington?
Our Washington tracts are large, usually 40 acres and up, so prices typically run from about $80,000 to $250,000 with 15- to 20-year payment plans. Say you buy an $82,900 tract with $14,900 down. You finance $68,000 at 10% over 15 years and pay $760.73 a month, which includes principal, interest and processing. Each lot page shows the exact terms.
What to check before buying land in Washington
Off-grid land in Okanogan County takes some planning.
- Power. Most tracts are off-grid, so plan for solar or a generator, or ask the utility what a line extension would cost.
- Water. Most rural land here relies on a private well. Washington allows small domestic wells without a water right in many areas, but some basins have extra rules, so check with the Department of Ecology or the county before you buy.
- Septic and building. A cabin or home needs county building and septic permits.
- Road access and winter. Check who maintains the road, and plan for snow.
- Current use taxes. Some land is enrolled in an agricultural or open-space tax program. Taking it out of the program can bring back taxes, so ask the county assessor.
- Hunting. Seasons, units and tags are set by the Washington Department of Fish and Wildlife.

Washington owner financing questions buyers ask us
Do you offer owner financing on Washington land?
Yes, on many of our Washington tracts. Each lot page shows the down payment, monthly payment and number of months.
Do you check credit?
No. We do not check credit on any lot we finance ourselves. If a lot page shows a monthly payment plan, it qualifies.
Can I live off-grid on the land?
Many of our Washington tracts are off-grid. Plan for solar power, a well and septic, and county permits for a cabin or home. Each lot page lists access, utilities and rules.
Is the land near public land?
Some of our Okanogan County tracts border Bureau of Land Management land. Each lot page says whether it does and how you reach it.
Who pays the property taxes while I am paying?
You do. The deed is recorded in your name at closing, so you are the owner and the tax bill comes to you. Each lot page shows the most recent annual tax amount.
What happens when I pay it off?
We record a release of lien with the county, and the land is yours free and clear. You can pay it off at any time with no prepayment penalty.
