This Rare Find is an almost 10 Acre Hilltop property full of Hardwoods that have both escaped being in a neighborhood HOA and lie in close proximity to Watts Bar Lake. This property is sandwiched between Palisades Estates to the South (which features very nice homes) and Abels Valley Subdivision to the North.

This 9 Acres is not part of either community and therefore remains Unrestricted except to any zoning at the county level. This land is zoned R-1 (low density) Single Family Residential which allows double-wide mobile homes, tiny homes, cabins, and permanent structures as small as only 170 square feet. Single-wide mobile homes are not allowed under R-1 zoning. RVs are allowed for storage and usage, but not as permanent residence.

We started by clearing a 300-foot-long, 12-foot-wide winding path stretching from the county road up the hill towards the interior where a homesite was established. The homesite itself has been cleared, stump grinded, and leveled with 60/40 compactable shale dirt. We use shale dirt that will pack 110% and is capable of growing grass.

The final product can support almost any structure from a barndominium to a traditional home structure with a basement. The final dimensions of the homesite area measure 70’ x 120’. The boundaries have been line-staked, corner-staked and platted by a registered surveyor.

At the road we set a 20′ culvert supported with dirt underneath the culvert and rock on top to prevent washout. The culvert and winding driveway are completed with a driveway blend which includes a mixture of 3” Minus Gravel Rock (meaning a gravel mix sizing from 3” rock down to fine powder) and pug mix.

We recommend this blend as the ideal material to use because the fines fill the void between the big rocks and this tends to lock everything into position and resist washout. The end product leaves a larger primary base under the gravel top. We finish the driveway with crushed limestone.

Full Survey Completed:

We have both hard copy and electronic PDF copies of the full survey on the property and the metes and bounds to ensure accurate boundaries. Corner Stakes and Iron Pins have been re-flagged as of July 2023 and the eastern border has been line-staked for additional accuracy on your property line.

Our recommendation for optional future development would be 3/4 Acre homesites at the top or bottom of the ridge along Rodgers Road with the drain fields located opposite to allow pump-up or pump-down conventional septic systems.

The frontage along Abel Valley Road is flat and suitable for building sites as well.
